Does a Landlord Have to Give Rent Receipts in the UK?

There is no general legal requirement for landlords to issue a rent receipt for every payment.

However, there is one important exception.

If rent is paid in cash, the landlord must provide a written receipt if the tenant requests one.

This obligation comes from the Landlord and Tenant Act 1985.

For bank transfers and standing orders, the bank statement serves as proof of payment.

But a rent receipt adds an extra layer of protection — confirming that the landlord acknowledges receiving the money.

Even where not legally required, issuing receipts is good practice for both sides.

The Renters’ Rights Act 2025 changed the rules for landlords fundamentally.

Section 21 “no-fault” evictions are abolished from 1 May 2026.
