📢 Renters' Rights Act 2025 — Updated for May 2026
Until now, failing to protect a deposit and serve this prescribed information meant landlords could not use Section 21 to regain possession. From 1 May 2026, Section 21 is abolished entirely. Landlords must use Section 8 grounds instead — and non-compliance with deposit protection now blocks all Section 8 possession grounds (except anti-social behaviour). A landlord who fails to serve this notice correctly may be unable to regain their property for any reason, making issuing this document correctly even more important.
