Print two copies of the completed Welcome Pack. Have both the landlord and tenant sign both copies at check-in. Each party keeps a signed copy. Store your copy with the original prescribed documents as proof of compliance.
You must provide a signed tenancy agreement, Energy Performance Certificate (EPC), Gas Safety Certificate (CP12), Electrical Installation Condition Report (EICR), the current How to Rent Guide from GOV.UK, and deposit prescribed information.
Smoke and carbon monoxide alarms must be tested on the first day of the tenancy. From 1 May 2026, you must also provide a Written Statement of Terms (new tenancies) or Information Sheet (existing tenancies) under the Renters' Rights Act 2025.
